Every under-construction project must be registered with the state RERA — UP-RERA for Noida, Greater Noida and Ghaziabad, H-RERA for Gurgaon and Faridabad, Delhi RERA for Delhi. The project’s RERA number is shown on its Think4BuySale page; look it up on the portal and check that the registration is live, covers the tower you are buying in, and has quarterly progress filed against it.

Is it better to buy directly from the builder?

Buying direct gets you the developer’s own price and payment plan with nobody in between. A channel partner is worth it when you want projects compared, or want someone to chase paperwork. Either way the checks are the same — RERA, approvals, delivery record and the payment schedule.

What should I never pay before checking?

A booking amount on an unregistered project. If the project must be RERA-registered and is not, or the registration does not cover the tower you are being sold, walk away — your money has none of the protection the Act was written to give you.

What is the difference between a builder and an agent on Think4BuySale?
