What does Think AI actually do?+
It turns a budget into a plan. You say what you can spend and what you need; it works out what that leaves for the property itself after stamp duty, registration, brokerage and fit-out, then searches Think4BuySale’ live listings inside that band, groups them into three ways to spend the money, and shows which localities your budget reaches. It also names the agents and builders holding matching stock.
Why is the price it suggests lower than my budget?+
So that the number you shop at is one you can actually close at. In Delhi NCR a purchase carries roughly 6–7% stamp duty, 1% registration and about 1% brokerage, plus GST if it is under construction and fit-out if the space is bare. On a ₹2 Cr budget that is around ₹18 L before you have spent anything on the property. Every portal filters by sticker price; this one does the arithmetic first.
Is it free? Do I have to sign up?+
It is free and there is no sign-up. Build as many plans as you like, share them, and contact any lister directly. An account is only needed if you want to keep a plan and come back to it.
Where do the numbers come from?+
Listings, counts and ₹/sq.ft averages come from Think4BuySale listings that are live at the moment you run the plan — nothing is estimated from old data or bought in. Stamp duty, registration, GST, brokerage and fit-out use published rates, which our team keeps current. They are indicative figures, not a quote: stamp duty varies with who is on the deed, and brokerage is negotiable.
What is the match percentage built on?+
Only on things we could actually measure — budget fit, size fit, category, locality, your must-haves, how well a listing matches what you described, and how recently it was posted. A signal we have no data for is named as a gap rather than guessed at, and the panel tells you how much of a full picture the score was built from. A strong match across very few listings is also marked down on purpose, because two good options are not a deep market.
What if nothing matches my brief?+
You still get a plan. We show the closest listings with the filters opened up, the cities where that exact brief already works today, and the best-matching agents, builders and owners for it — a lot of commercial stock never reaches a portal, so these are often the fastest route. You can also send the brief to matching agents in one tap, free, and your number only goes out after our team has checked the enquiry.
Does it work for leasing as well as buying?+
Yes, and it is arguably more useful there. A lease is rarely the rent on the card: a commercial deposit is usually six months, brokerage is another month, and a bare shell needs a fit-out cheque before anyone sits down. The planner spreads all of that across your expected term and gives you one honest monthly figure to compare spaces with.
