What to check before you book

Choosing a builder in Bhadaj

See who is building in Bhadaj, Ghaziabad — each developer's live projects, how long the company has been going and what it has delivered. Builders with a blue tick have had their company documents checked by our team; that check is never for sale, and it is never a check of any individual project.

How do you judge a developer in Bhadaj, Ghaziabad?

  • RERA registration for the promoter and for each project — verify both on UP-RERA (up-rera.in).
  • Delivery record: how many projects completed, and how close to the committed date.
  • Quarterly progress filed on the RERA portal against the construction schedule.
  • Construction and specification on a finished building of theirs, not on the sample flat.
  • Payment plan: construction-linked beats a large upfront payment, every time.

Frequently asked questions

1

How do I check a builder’s project registration in Ghaziabad?

Every under-construction project must be registered with the state RERA — UP-RERA for Noida, Greater Noida and Ghaziabad, H-RERA for Gurgaon and Faridabad, Delhi RERA for Delhi. The project’s RERA number is shown on its Think4BuySale page; look it up on the portal and check that the registration is live, covers the tower you are buying in, and has quarterly progress filed against it.

2

How do I judge a developer in Ghaziabad before booking?

Four things, in order: the promoter’s and the project’s RERA registration; the delivery record — how many projects finished, and how close to the committed date; the quarterly progress filed on RERA against the construction schedule; and the build quality on a completed building of theirs, not on the sample flat. Then read the payment plan: construction-linked beats a large upfront payment every time.

3

Is it better to buy directly from the builder?

Buying direct gets you the developer’s own price and payment plan with nobody in between. A channel partner is worth it when you want projects compared, or want someone to chase paperwork. Either way the checks are the same — RERA, approvals, delivery record and the payment schedule.

4

What should I never pay before checking?

A booking amount on an unregistered project. If the project must be RERA-registered and is not, or the registration does not cover the tower you are being sold, walk away — your money has none of the protection the Act was written to give you.

5

What is the difference between a builder and an agent on Think4BuySale?

A builder is the developer of the project — the company that owns and is constructing it, listed here with kind "developer". An agent is a consultant who markets property on behalf of owners or developers. Builders post new projects; agents post resale and lease inventory. Both are free to list in Ghaziabad.
