Guide
What to check when there is no broker
Buying or leasing direct from owners in Badarpur
Deal with the person who owns the property — no broker, and no brokerage. Every owner listed here has at least one live listing in Badarpur, Noida, reviewed by our team before it went live. Owners are shown by first name and initial until you enquire, which is how we keep a public directory from becoming a calling list.
What is this directory?
Everyone here is an owner listing their own property in Badarpur, Noida — not an agency. Open a profile to see what they have live, then contact them directly.

Frequently asked questions
1Do I pay brokerage when I buy direct from an owner in Noida?
No. An owner listing is posted by the owner themselves, so there is no broker in the deal and no brokerage to pay. You still pay stamp duty, registration and, on an under-construction property, GST. Think4BuySale charges you nothing either way.
2What should I check before paying an owner anything?
The title deed and the chain of ownership, an encumbrance certificate, the sanctioned plan and occupancy or completion certificate, the latest property tax and electricity bills, and photo ID matching the name on the title. On authority land — most of Noida and Greater Noida — also ask for the lease deed, the transfer memorandum and proof that lease rent is paid up. Take independent legal advice before any payment.
3Is a lease from an owner registered?
It should be. Any lease longer than eleven months has to be registered to be enforceable, and the stamp duty is far cheaper than the dispute it prevents. Insist on registration even when the rent is modest.
4How do I list my own property in Noida?
Free, and in a few minutes. Post the property, add at least three photographs and the facts buyers filter on — area, price, floor, approvals — and our team reviews it before it goes live. You deal with enquiries yourself; your number is only shown to someone who has actually enquired, and you can hide it entirely.
5Why can I only see a first name here?
Because a public directory of owners with full names and numbers would be harvested within a week. You see the first name and initial, what they have live and where; the moment you enquire on a listing, your details go to that owner and they can reply to you directly.
