On authority land — most of Noida and Greater Noida — also ask for the lease deed, the transfer memorandum and proof that lease rent is paid up. Take independent legal advice before any payment.

Is a lease from an owner registered?

It should be. Any lease longer than eleven months has to be registered to be enforceable, and the stamp duty is far cheaper than the dispute it prevents. Insist on registration even when the rent is modest.
